Many sellers are attracted to the idea of selling
their property without using and paying for the services of a real estate agent.
The primary motivations are to save money by not having to pay a commission and
the perception that selling the property really won't be that difficult.
Successful for sale by owners are those that are
willing to put in the time, money and effort that a good real estate agent would
put into marketing their property and, even then, their efforts will be hampered
by the realities of the real estate marketplace. The exposure given to
properties listed on a
Multiple Listing Service by the real estate agents who belong to the
service is something a For-Sale-By-Owner cannot duplicate, even those sellers
who are willing to pay a buyer's agent commission.
You may be a good candidate to sell your own house
if:
You can objectively
evaluate your house as to condition, needed improvements, and price as
compared to other homes for sale.
You can take the time to properly market your
home so that potential buyers are aware that it is for sale.
You can take the time and have a flexible
enough schedule to permit you to show the home to numerous potential buyers.
You are prepared to deal with agents
representing buyers who will want you to pay them a buyer's agent commission
on the sale.
You are prepared to qualify and negotiate with
potential buyers.
You are familiar with real estate contracts and
their proper usage.
Sellers who successfully sell their own homes
generally earn every dollar they save through hard work and aggravation. Those
who are not successful just get the work and aggravation, without the monetary
benefit.
